In a recent podcast on duncancartlidgeonline I mentioned that the Building Safety Regulator was refusing to sign off higher risk buildings until all key elements of the design have been completed and approved. The process is part of establishing the digital golden thread that is

required by the Building Safety Act which came into force in April 2024.

Figures from the Building Safety Regulator, as reported by Building magazine, indicate that over 90 high-risk buildings are currently paused awaiting design approval, with some projects missing information.

It seems that instead of the typical 12-week approval period, it is now taking as long as 31 weeks in certain situations. This prolonged time frame is worrying ground works contractors, especially those involved in piling and demolition. Last year, issues were highlighted regarding the Building Safety Regulator's lack of resources, with the process being compared to securing planning approval.

Even with the delays and initial challenges, the compliance framework set by the Building Safety Act should be embraced rather than engaging in a blame game.
